Access Statement for Lowfold

Introduction

Lowfold nestles in the picturesque hamlet of Near Sawrey and offers superb views over rolling fields to Esthwaite Water and beyond. The house has a gradual approach and is a five-minute walk from the centre of Near Sawrey. Hawkshead, one of the prettiest villages in the Lake District, is a five minute drive away.

Lowfold is a semi-detached cottage and sleeps up to eight people. There is one twin bedroom and three double bedrooms, one of which is on the ground floor with an en-suite bathroom. The shared bathroom is located on the first floor, and there is a third toilet on the ground floor. The property is furnished in a contemporary style and has an open fire in the living room. The garden terrace, with table and chairs for outside dining, helps to make Lowfold a perfect location for relaxation and enjoyment.

Pre-Arrival

The nearest railway station is Windermere, which is 5 miles away from Lowfold, via the car ferry over Lake Windermere. A taxi rank is located outside the railway station.

A car is essential for staying at Lowfold and travelling with ease around the area.

The road to the property is paved, with a slight incline.

The property has access over a shared private gated drive off the road. The driveway slopes downwards, to a level parking area outside the front door.

Detailed information about the property will be emailed to guests, two weeks before their stay. This will include key collection information, the housekeeper's contact details, a guide to the house and its appliances, and suggestions regarding what to do and where to eat in the area. This information is also available at the house.

Sainsbury's, Tesco and Asda all deliver to Lowfold. The local milkman can also deliver a wide variety of food and non-food items to the house.

Car Parking

Parking for two cars is available outside the house front door. The parking area has a level gravel surface.

There is an outside light for use at night, if necessary.

Entrance to Property

There are two front doors.

There are 2 steps up to the front doors. No level access is provided.

The front doors are 80cm wide.

The left front door leads to a cloakroom area, leading straight on to the kitchen, and on the left, down two steps, to the master en-suite bedroom.

The right front door leads to an entrance hallway.

Halls, Stairs, Landings, Passageways

The entrance hall, cloakroom area, stairs and landing are well-lit with ceiling lights.

The entrance hall and cloakroom have wood flooring. The stairs and landing have short pile carpet.

The cloakroom is 140cm wide.

The entrance hall is 130cm wide.

The staircase is 92cm wide.

The staircase to the first floor has 15 steps. There are handrails on either side.

Sitting Room/Lounge

The sitting room/lounge is situated on the ground floor with level entry from the dining area.

The door opening to the dining area is 110cm wide.

The room has a mixture of seating, with sofas, soft chairs and a bean bag. There are two side tables.

Furniture can be moved.

There is a wall mounted television and a DVD player on shelving in a corner of the living room.

Lighting is natural daylight with overhead lighting controlled by dimmer switches.

The flooring is short pile fitted carpet.

Dining Room

The dining room is situated on the ground floor with level entry from both the hallway and the kitchen.

The door opening from the hallway is 110cm wide.

The opening from the kitchen is 80cm wide.

The dining table (moveable) has legs on each corner. It measures 67.5cm from the floor to the lowest point of the table (underspace) and is 75cm high.

There is free space around the table.

There are 8 chairs, all moveable. They have padded seats, high backs and no arms.

Lighting is natural daylight with overhead lighting controlled by dimmer switches.

The flooring is wood.

Kitchen

The kitchen is located on the ground floor with level access from the entrance cloak room, the entrance hall and the dining room.

The door openings from the entrance cloakroom and entrance hall are both 73cm wide.

The opening from the dining room is 80cm wide.

The door of the oven drops down and the handle is 72cm above the floor.

The hob is 89cm above the floor.

The worktop and sink are 89cm above the floor.

Fridge freezer available. The highest shelf in the fridge is 168cm above the floor, and the lowest drawer in the freezer is 52cm above the floor.

The kitchen is evenly lit with spotlights above work surfaces.

The flooring is wood.

Bedrooms and Sleeping Areas

On the ground floor, there is a very spacious double room with en-suite bathroom.

There are two steps down to the bedroom from the entrance cloakroom.

The doorway to the bedroom is 67cm wide.

The height of the bed from the top of the mattress to the floor is 65cm.

Lighting is natural daylight with overhead lighting controlled by a dimmer switch. There are also two bedside lamps.

The flooring has short pile fitted carpet.

There is a sliding patio door giving access to the terrace overlooking the garden. There is one step down to the terrace.

On the first floor, there are two double rooms and one twin room.

Each door to the bedrooms is 73cm wide.

The beds are the following heights from the top of the mattress to the floor: bedroom 2: 72cm, bedroom 3: 61cm, bedroom 4, twin room: 59cm.

Light is natural daylight with overhead lighting and bedside lamps.

The flooring has short pile fitted carpet.

All bedrooms offer good colour contrast between the floor, walls and doors.

Bathrooms, Shower-rooms and Toilets

Only the ground floor bedroom has an en-suite bathroom.

The door opening is 73cm wide

There is one step up to the separate shower cubicle.

The toilet is 41cm high.

The wash basin is 86cm high.

There is a lever mixer tap on the wash basin. The bath has separate lever taps.

The bathroom is well lit with overhead lighting.

There is a shared bathroom on the first floor.

The door opening is 73cm wide.

 The toilet is 42cm high.

The wash basin is 82cm high.

The bath has an overhead shower.

The flooring of both bathrooms is tile.

There is a third toilet on the ground floor.

The door opening is 48cm wide.

The sink has lever taps and is 90cm high.

The toilet is 43cm high.

Garden

We have a paved and wooden decked terrace overlooking the garden at the back of the house. This is can be accessed from the kitchen or dining room, by one step.

The kitchen door to the terrace is 75cm wide.

The dining room door to the terrace is 74cm wide.

There is a wooden table and 8 chairs for outside dining.

There is a smaller table and two chairs on the terrace area outside the master bedroom.

There are 10 steps from the terrace down to the garden.

 The garden slopes downwards to the fields beyond.
